Measured Building Survey and 3D Revit As-Built Model for Multi-Storey Car Park in Tunbridge Wells
BES was appointed to carry out a complete measured building survey and deliver a detailed 3D Revit As-built model for a nine-storey car park located in the heart of Tunbridge Wells. The aim of the project was to support a new planning application and provide reliable data for retrofit planning and future development.
The survey brief included full internal and external laser scanning of the car park structure, along with a topographical survey of the road and surrounding external areas in front of the building. Due to the scale of the structure and its complexity, the project presented several logistical and technical challenges from the outset.
The size of the car park itself was a significant factor, requiring detailed coverage across all levels. Adding to that, the building remained operational throughout the project, meaning our survey team had to work outside regular hours—primarily at night—to avoid disruption to users. Another layer of complexity came from the design of the floor slabs, which featured a series of changing slopes, ramps, and level variations that had to be captured and accurately modelled.
To address these challenges, the BES team planned and executed a series of coordinated night visits. By working simultaneously on the interior and exterior scans, we were able to complete the measured building survey efficiently without compromising detail. Advanced laser scanning technology was used to capture the geometry of each floor, and additional care was taken to map the varying slablevels precisely.
In addition to the LOD 300 Revit As-built model, we provided a full set of 2D measured building drawings and a series of detailed slab spot level drawings set to a tight grid, offering a clear representation of the slope transitions and structural changes across the car park. This extra documentation was essential in helping the client understand and plan around the building’s subtle level changes.
The deliverables from this project formed a critical base for both the planning application and the design team’s retrofit planning. The high level of detail and clarity provided by the Revit model and survey drawings gave the client the confidence to move ahead with their next steps, fully informed by accurate, site-specific data.
This project demonstrates BES’s ability to deliver large-scale, high-complexity surveys efficiently—even in active environments—while maintaining the accuracy needed for precision planning and development.
