Measured Building Survey and 3D Revit As-Built Model for Energy Centre in London
BES was engaged to carry out a measured building survey and develop a detailed 3D Revit As-built model for a commercial Energy Centre located in London. The objective was to provide a comprehensive and accurate digital record of the plant that could serve as a reliable reference for future upgrades, planning, and documentation.
The survey scope included the full internal scanning of the plant room and associated spaces, with a particular focus on capturing the extensive MEP infrastructure present throughout the facility. The Revit model was developed to LOD 300,ensuring the geometry and spatial layout of all critical services were accurately reflected.
This project came with a unique set of challenges typical of dense MEP environments. The plant was packed with pipework, valves, ducting, structural supports, and equipment installed in compact areas, making access and visibility difficult in many zones. Accurately documenting and modelling such a high-density space requires both technical expertise and extreme attention to detail.
BES began with a precise measured building survey using terrestrial laser scanning technology. The scanning team worked methodically to ensure full coverage of the space, capturing the tangle of MEP components without omission. Theresulting point cloud provided the foundation for the modelling phase, where our experienced BIM team reconstructed the plant digitally within Revit.
The final deliverable was a LOD 300 Revit As-built model representing the Energy Centre’s full MEP layout. While no 2D drawing pack was required in this case,the model itself will serve as an essential asset for plant management and operational planning. The client will use the model both as a digital record of the current condition and as a base for future modifications and system upgrades.
