Measured Building Survey and 3D Revit As-Built Model for Commercial Property Conversion in Herne Bay
BES was appointed to support the transformation of a commercial property in Herne Bay into residential flats by delivering a precise measured building survey and a high-quality 3D Revit As-built model. The project followed a fullstrip-out of the building, allowing for a clear view of the structure and spatial layout prior to design development.
This type of survey, conducted post-strip-out, comes with a unique set of challenges. While the absence of interior finishes and fixtures can make structural elements more visible, it also introduces pressure to work quickly, as these projects often operate on tight timelines to move into the next design and construction phases. In this case, the client had a firm deadline and needed accurate,detailed information delivered within a narrow window.
Our approach involved scanning the entire building over the course of several site visits,using high-resolution terrestrial laser scanning equipment. All data was georeferenced to the Ordnance Survey (OS Net) national grid, ensuring spatial accuracy for downstream use. Despite the time constraints, our team prioritised detail and accuracy—working intensively to complete the modelling and survey package without compromise.
The resulting 3D Revit As-built model was developed to LOD 300,capturing key architectural and structural components required for the next stage of design. In addition, a complete 2D measured building survey was delivered in both PDF and DWG formats, including plans, elevations, andsections tailored to the client’s specifications.
These deliverables served not only as a base for the proposed interior redesign, but also as a comparison tool against the pre-strip-out survey data. This comparison allowed the client’s team to verify assumptions, confirm measurements, and proceed with confidence knowing the post-demolition structure was accurately documented.
For conversion projects like this—where existing conditions are unpredictable and deadlines are fixed—having a reliable and detailed measured building survey and a well-structured Revit As-built model is essential. It provides architects, designers, and developers with the clarity they need to make informed decisions, detect discrepancies early, and streamline project planning.
