Measured Building Survey and 3D Revit As-Built Model for Commercial Property in Central London
In one of London’s busiest commercial districts, BES was appointed to deliver a high-accuracy measured building survey and comprehensive 3D RevitAs-built model for a multi-storey office building. The purpose of the workwas to support the client's planning application and future architectural design through a precise digital representation of the existing conditions.
The project involved scanning and modelling five floors of internal space, along with all external elevations. Due to the complexity of visible infrastructure above the ceilings, we enhanced the ceiling zones in the Revit model to LOD 350,ensuring that all elements were accurately represented. In areas where MEP services were partially visible above suspended ceilings, we captured and modelled them to the extent possible without full removal of ceiling tiles.
An additional element of the scope involved scanning the building’s rooftop, which contained critical MEP installations and equipment. This data was seamlessly integrated into the Revit As-built model, giving the client a complete picture of both internal and external systems—from the basement to the roof.
Working in alive environment required careful planning. Since the building was fully occupied, it was essential to conduct the survey without interrupting normal operations. The BES team coordinated closely with the building’s management to arrange access and carry out the scanning process in a discreet and non-intrusive manner. Scanning above ceiling tiles without full removal posed an additional challenge, which we overcame through targeted scanning and photographic verification.
Using theresulting point cloud, our BIM specialists developed a detailed 3D RevitAs-built model, adhering to LOD 300 across most areas, and LOD350 in ceilings and rooftop systems. The model was complemented by a full2D measured building survey, including plans, elevations, andsections—all delivered in both PDF and DWG formats.
For the client, the value of the model and survey package extended far beyond documentation. The data formed the foundation for the planning permission submission and enabled the architectural and engineering teams to begin design development with full confidence in the accuracy of the existing structure and services.
