Measured Building Survey and 3D Revit As-Built Model for a High-End Apartment in Bayswater, London
BES was contracted to deliver a measured building survey and detailed 3D Revit As-built model for a luxury apartment in the Bayswater area of London. The goal was to support an upcoming retrofit project with highly accurate spatial documentation and modelling.
The scope focused on the apartment’s interior, requiring a full internal laser scan and the creation of a LOD 350 Revit model. Due to the premium nature of the property, the project demanded a high level of detail to reflect all architectural features and finishes accurately.
Access to the site was limited, which required coordination with both the client and the building’s management team to ensure efficient scheduling and minimal disruption. In addition to capturing structure and layout, our team catalogued all visible features, finishes, and materials, and ensured they were faithfully represented in the model.
Using precision laser scanning equipment, BES completed the measured building survey in a single session. The resulting point cloud served as the foundation for producing a Revit model that included doors, windows, fixtures,joinery, and surface details at LOD 350. Alongside the 3D model, we provided comprehensive 2D documentation in DWG and PDF formats—including plans and sections—to complete the project deliverables.
This accurate and information-rich dataset became the foundation for the client's retrofit planning, helping their design team to explore layout and material options with full confidence in the base geometry.
