Measured Building Survey and 3D Revit As-Built Model for Fit-Out Commercial Property in King’s Cross, London
BES was commissioned by a fit-out company working on a commercial space in the vibrant King’s Cross area of London. The objective was to deliver a precise 3D RevitAs-built model that captured all existing MEP (mechanical, electrical, and plumbing) systems within the building. This digital foundation was crucial for the client’s next phase—designing a new interior fit-out while avoiding costly clashes with existing services.
Given the complexity of MEP infrastructure, the modelling process required an elevated level of precision and attention to detail. Compared to architectural or structural elements, MEP systems are inherently more intricate, making them more time-consuming to capture and replicate in a Revit environment.
To ensure accuracy, our team began by carrying out a detailed measured building survey,collecting a high-resolution point cloud of the entire space. This survey was the backbone of the project, enabling us to digitally recreate even the most concealed services. Throughout the modelling phase, we cross-referenced the point cloud data and site photographs captured via the scanner, ensuring every duct, cable tray, and pipe was properly located and defined.
The final 3DRevit As-built model was delivered at LOD 300, providing the necessary geometry and spatial coordination the client required for their fit-out design. With a model that truly reflects existing conditions, the design team could confidently plan around the MEP systems already in place, significantly reducing the risk of clashes or on-site modifications.
This project demonstrates how critical a high-quality measured building survey and an accurate 3D Revit model can be in streamlining renovation and fit-outworks—particularly in complex, service-heavy environments like this one in King’s Cross.
